Sambic Construction, on the site of the former Radoje Dakić factory in Podgorica, plans to build the Stellar Homes residential and business complex on two plots with a total area of almost 25,000 m2.
Construction of the complex is planned with the participation of DUP Radoje Dakić on plots UP 13 and UP 12, and the chief state architect has given the green light to the conceptual design, which was prepared by Sambic Construction. The document, published on the website of the Ministry of Ecology, Spatial Planning and Urbanism, explains that the preliminary design refers only to plot 13, while plot 12 will be the subject of a special project.
The owner of 51% of Sambic shares (Savana Acquisition Mountain Black Investment Capital AD) is Savana Commercial Retail, a subsidiary of Savana AB, the Montenegrin businessman Veselin Mijac. Mijac bought these plots last year for 8.5 million euros, and then announced the construction of a modern residential and business district.
These are plots No. 12 and 13, which are located next to each other and together cover about 25,000 m2.
The area of UP 13 is close to 14,000 m2, and the total area of the buildings to be constructed on it is 28,641.26 m2. The location is part of the space of the former construction machinery factory. The aim of the project was to preserve the triple identity of the place and at the same time be urban, rural, and "industrial".
A block has been formed on the plot, consisting of six lamellas A, B, C, D, E and F. The buildings will have a ground floor plus five floors. 24,305 m2 are planned for housing, and 4,805 m² are intended for business.
The total number of apartments will be 413, and 500 parking spaces are planned.
