In the very heart of Kotor, not far from the Old Town, on the waterfront area (on the site of the former URC Hospitality and Recreation Center), construction has begun on a five-star hotel Marriott luxury class.
The hotel and tourism complex is being built by the Montenegrin-Estonian company CG Hotel. The work is being carried out by the construction company Briv from Kotor.
“This is a Marriott hotel building. The plot area of the complex is 7,475 m2. The total construction area of the building is 13,427.7 m2,” the local administration said.
Work began at the end of August, as Mayor Vladimir Jokic announced at a parliamentary session. He added that with the removal of the parking lot on the URC site, the city will lose 250 parking spaces, expressing hope that this will be replaced by parking on the former Avtoboka site.
The portal eKapija wrote about this project in April 2021, when the state architect approved the preliminary design of the new hotel.
As stated in the conceptual solution, in addition to the construction of a high-category hotel complex, the development of a swimming pool and a public promenade (along the banks of the Shkurda River) is also planned.
Landscaping at the Marriott hotel
Residential units will be located on the upper floors. In the central part of the building there will be a Wellness & Spa Center, extending along the facade with a sea view. The indoor pool is part of the spa center. It will have an extension in the form of an open terrace, which also runs parallel to the facade and connects with the open pool measuring 10m x 20m. The area between the open terrace and the building is landscaped with greenery, both in terms of creating a pleasant atmosphere and in terms of visual and functional separation from the spaces directly adjacent to them. The proposed architectural direction is aimed at preserving Kotor’s authentic architecture, adapting and improving the existing landscape.
In total, the hotel will have 120 accommodation units — standard rooms and suites. All rooms and apartments have access to a terrace. The only exception is eight residential units, where priority is given to the aesthetic individuality of the property. The rooms on the secluded floor overlook green terraces. All accommodation units will correspond to the 5+ hotel category.
The building also has two underground floors, which house parking spaces, as well as all service and utility rooms necessary for the hotel’s operation according to the conceptual solution, eKapija reports.
