Description

Project in Kolašin: A New Standard of Mountain Leisure

The project in Kolašin is the largest mountain resort in the Balkans, located in the northern part of Montenegro. The project includes 23 hotel and residential buildings and 73 private exclusive chalets, designed in accordance with the master plan of Ecosign, the world’s leading mountain resort planner. The resort is located on two levels: 1450 and 1600 meters. At 1450 m there are 13 buildings and 45 chalets, and at 1600 m there are 10 buildings and 28 chalets. Both levels are connected by lifts, providing full skiing opportunities within a unified concept. As a new premium resort with a ski-in/ski-out system, the project sets new standards for alpine leisure in the Adriatic region.

Today, Kolašin is the fastest-growing city in Montenegro, including the coastal cities. It has become not only a place for winter and summer holidays, but also for permanent residence. In winter, the project attracts tourists with opportunities for skiing, snowboarding, rafting, ski touring, snowmobiling, and hiking. In summer, it offers mountain retreats, trekking, rafting, fishing, horseback riding, safaris, and visits to canyons and caves. The resort is located in close proximity to Montenegro’s national parks.

Amenities and infrastructure:
The project includes a wide range of entertainment facilities: more than 35 restaurants, numerous bars and shops, spa centers, fitness clubs, and nightclubs. Private chalets provide 24-hour service with a personal butler and chef.

Since 2020, developers from across the country, including the southern regions, have been actively investing in the development of northern Montenegro. The project has become the main point of attraction for visitors to the northern part of the country. The high-speed highway, opened in July 2022, connects the capital and the airport with the Kolašin resort, reducing travel time to 45 minutes. The second phase of highway construction, which will be completed within three years, will reduce travel time from Belgrade to Kolašin to less than three hours.

Construction and development:
This year, the first “S” hotel (Swissotel brand) has already opened. Three additional hotels (“D”, “E”, and “Q”) are planned to be completed this winter, and buildings “R” and “B” by the end of next year. Construction has begun on buildings N, O, and P in the lower part at 1600, as well as building “C” (“Hotel B”) at 1450 m. The new building will feature a spacious SPA area, and management will be transferred to one of the world’s well-known hotel chains, ensuring a high level of comfort for guests.

Offer of the month:
Several apartments are available at attractive prices. Please contact our managers for details.

The first 4 private exclusive chalets are ready for handover this year, while construction of another 14 chalets continues in parallel.

This project in Kolašin is an ideal place for leisure and investment, combining premium comfort, a unique location, and a variety of opportunities for an active lifestyle all year round.

Montenegro’s coast has strong seasonal short-term demand and growing long-term demand from people relocating. Actual returns depend on location, furnishing and management — ask us for a projection for this specific property.
Under the new law, a property purchase supports a temporary residence permit only if the property is residential and worth at least €150,000. The rules change periodically, so confirm the current requirements with us.
